Foreign Resident Mortgages
Mortgage guidance for non-residents purchasing residential property in Israel — documentation, income verification, currency considerations and legal requirements.
A foreign resident is an applicant who does not live permanently in Israel or whose main income is earned abroad. Israeli banks apply specific criteria to foreign resident mortgage applications, including higher deposit and equity expectations, additional compliance checks and currency considerations.
We help foreign residents understand what Israeli banks require and how to prepare a clear, complete application from abroad.

Non-resident and foreign-buyer mortgages are commonly considered at lower loan-to-value levels, frequently up to approximately 50%, subject to the bank, the property and the applicant\u2019s circumstances. Banks may offer less or decline. We do not provide tax advice. Clients should obtain independent Israeli legal and tax advice in connection with any property purchase. Borrowing or earning income in different currencies may expose the borrower to exchange-rate risk.
Non-Bank Finance for Overseas Buyers
Non-bank finance may be available to foreign residents who do not meet the standard criteria of an Israeli bank. The lender may consider overseas salary, business income, investment income, foreign assets, existing property wealth, the value and quality of the Israeli property, and the applicant's proposed repayment strategy.
Additional legal, tax, compliance and source-of-funds checks may apply.
Explore Non-Bank FinanceNon-bank property finance may involve higher interest rates, fees, shorter terms and different security requirements than a conventional bank mortgage. Any proposed exit strategy, including refinancing through an Israeli bank, is not guaranteed.
