The Israeli Mortgage Process
From initial assessment to the release of funds — every step of applying for a mortgage in Israel, explained clearly.
Initial Mortgage Assessment
We review your background to understand your position and what banks will need to see.
- Residency status
- Citizenship
- Employment
- Income
- Existing borrowing
- Available equity
- Purchase price
- Property type
- Source of funds
Bank and Non-Bank Route Assessment
We assess whether the application may be suitable for a conventional bank mortgage, a specialist non-bank lender, short-term finance followed by bank refinancing, or a combination of available finance solutions. The recommended route depends on the applicant, the property, the timescale, the required loan and the intended repayment strategy.
- Conventional Israeli bank mortgage
- Specialist non-bank lender
- Short-term finance followed by bank refinancing
- A combination of finance solutions
Affordability Review
We estimate a sensible borrowing range based on your income, commitments, property status and bank criteria. An estimate is not a bank approval.
Document Preparation
We help you prepare the documentation banks require.
- Identification
- Income evidence
- Bank statements
- Tax records
- Property documentation
Approval in Principle
We submit your information to one or more banks to obtain an initial indication of the amount and structure the bank may consider. This is known as an Ishur Ekroni (אישור עקרוני). This is conditional and is not a final mortgage offer. Final lending remains subject to verification of income and documents, satisfactory valuation, legal and title checks, source-of-funds checks, the bank’s final underwriting and no material change in the application.
Property and Legal Review
Once a property has been selected, the bank and legal representatives may require:
- Purchase agreement
- Property registration information
- Planning or title information
- Proof of deposit
- Source of funds evidence
- Solicitor details
Bank Valuation
The bank may require a valuation by an approved appraiser, known as a Shammai (שמאי). The bank may calculate lending against the lower of the purchase price and accepted valuation.
Mortgage Structure and Bank Negotiation
We compare mortgage tracks, terms, margins, linkage and repayment structures to find the most suitable arrangement for your circumstances.
Final Approval
The bank completes underwriting, property checks and document verification.
Signing and Security Registration
The borrower signs the mortgage documents and the required security is registered.
Release of Funds
The bank releases mortgage funds in accordance with the purchase agreement, legal conditions and bank instructions.
Ongoing Review
We encourage borrowers to review their mortgage periodically, particularly when interest rates change, income changes, a mortgage track reaches a review date, refinancing could be appropriate, or the borrower plans to sell or move.
